LRA’s 5 Easy Steps to Process Land Titling in the Philippines

Land titling was and will always be an essential part of Real Estate. Whether it’s for personal or for commercial use, the process of land titling should always be seen. A lot of people own real estate properties without titles and there are certain risks to it. One example is when another person would claim the property and you’ll lack the relevant evidence to prove the truth. In this article, we will be showing you how you can process land titling here in the Philippines using the Land Registration Authority’s (LRA’s) 5 easy steps.


Why do I need to process land titling?

Essentially, having a land title is enough proof to say that your land is yours. Furthermore, it serves as evidence [A CERTIFICATE of title serves as evidence of an indefeasible and incontrovertible title to the property in favor of the person whose names appears therein.”]

The downside of landowners not having this certificate is underinvestment as other people can claim even a part of their property for their own personal use. Although there are tax declarations and tax receipts, these still cannot win over a title. It is understandable that these are the forms of paying for the land tax in the previous years but to process a land title, these would be needed.

However, for the LRA, they issue land title because of three (3) different things:

  • For the Sale of the property;
  • Consolidation resulting from mortgage foreclosure; and
  • To support and to have a back-up for involuntary transactions and movements such as court orders.

So what is LRA’s 5 easy steps to process land titling?

The land registration authority shrunk the process to five easy steps. As a matter of fact, people who want to process this can complete this in one visit to the Registry of Deeds (RD). Without further ado, let’s dive right into the process.

Step 1

Pass the proof of conveyance and all of the supporting documents to the entry clerk at the RD. Make sure that you submit everything that proves that you are the rightful owner of the land/property. Upon submission, you will receive an electronic primary entry book (EPEB) number to confirm that they’ve received everything that you have submitted that day. Also, be sure to have a confirmation copy or photocopy everything in case it gets lost.

Step 2

After you’ve been given the EPEB, you now need to pay the fees. The amount is displayed in neither the RD nor the LRA page so it usually depends on the size, the quality, and the overall value of the land.

Step 3

Everything that you submitted will then be thoroughly checked and validated by the examiner. Once they determine that everything is good to go, they’ll go ahead and encode it.

Step 4

After checking that everything is correct in all of your documents, the RD will now approve your application to have a land title. Just wait for a few minutes and they’ll assess everything you’ve submitted for the last time.

Step 5

That’s it! A new copy of a land title is now ready to be printed. It’ll be issued to you the same day that your application is approved.

NOTE: The Land Registration Authority emphasizes that it’s a first-come-first-serve basis in filing land title processing. No reservations, no fixers, and no workaround are tolerated inside the Registry of Deeds. This means that the person who submits the requirements first, will be the first one to go through all of the processes.

What if my requirements are denied or rejected by the RD? Can I still resubmit?

In the event that your application gets denied or rejected, an applicant may file Consulta. Consulta is what we refer to as reversing or not agreeing to what the RD’s decision is through quasi-judicial power and authority. After doing so, you can file for an application again, given that all of your documents are rightfully legitimate.
